This good family house was planned for all members, to give each as much privacy yet accessibility as possible, keeping daily routines under control. The structure is simple, air circulation good, and plumbing planned for economy and all windows open.

Living room is large and isolated so it needn't be used as a traffic lane, an unusual feature in a rambling house. Parents' bedroom, though private, is located well for guests removing wraps, and bathroom is handy so it eliminates the need for a powder room. The next bedroom is intended as part-time family room for lounging, although it has two closets like other bedrooms. Many families need a guest room or one for the student who is home only on weekends.

Front bedrooms are for children, although one might be used for a maid. Children are in the kitchen and rumpus room a good deal. A handy stairway leads to the latter under right half of front wings. Left half is for laundry, storage and furnace. Note numerous cabinets in kitchen and dining room. House has wide overhangs, covers 1900 square feet, excluding garage. The two front wings make a good starter house of 780 square feet, with all plumbing and heating and a full basement.



AN EXTERIOR of wood siding with some brick walls added for texture. Structure consists of two large hip roof sections and a small wing at front. Poles seen in sketch are for trim only and could be omitted. Below, living room with large gliding windows.



FRONT bedroom is decorated for girls, but could easily be changed to suit boys. Note chests, cabinet and good surface. For the starter house, described above, this would be the living room, with entrance through front closet. A good small house, with large rear wing to add when you can.
