Simple modular construction, grouped plumbing lines and uncomplicated detailing contribute to the relatively low cost of this hillside-lot plan by architect Jerry Gropp. A home with a daylight basement is an excellent choice for sloping property, but privacy and an attractive, graceful appearance ( which this design has in abundance! ) are more difficult to achieve when the 2-story side faces the street. Here architect Gropp employs an unusual "intersecting-cube" plan and a half-level entry to give all upper areas facing sun deck an expansive view with ample privacy. The main level is 1,595 sq. ft.
