Sunset Homes: an unusual home by Otto Ritter

Essentially a rectangle, this house is only 45 feet long and 28 feet wide. But within its two levels are three bedrooms, two baths, living room, dining room, kitchen, multi-purpose room, plus a two-story-high studio. The architect built it as his own home and by careful planning, managed to keep it within a moderate budget.

The living and dining areas open into the two-story studio space to make the house seem much larger than it is. The multi-use room is outside the children's bed- rooms, tucked out of sight under the dining area, with access to a deck-covered play spot outside.

Here are some of the ways the architect pared down his cost: Selection of site meant little site preparation. A 4-foot modular design was used so standard panels of plywood and gypsum board could be used. Utility grade studs were used for all concealed framing. A roof overhang was eliminated. Crystal glass was used in all windows. Short lengths of lumber were used for flooring, and utility-grade knotty hemlock was used for the ceiling.
