Plan no. C-7225

Everyone likes an informal front porch entrance. It shades the living room and become a kind of zoned entryway to the interior, protecting the house from rain or snow. In the evening it's a sitting place for the entire family, and actually makes the house seem larger. Of course, there's another rear porch for outdoor picnic privacy, readily accessible from the kitchen via the mud room. This three bedroom house is about the minimum in size where the family can enjoy private dining comfort without space given to an extra room. The dining space here has two windows and can be completely separate from the kitchen by use of louvred folding doors or movable screens.

Another luxury for a house of this nature is the extra half bath for the master bedroom at the front. It even has its own window. A closet wall separates the front and center bedrooms and the large family bath at the back also serves as a guest lavatory. Bedroom 2 has cross ventilation as does the master bedroom, and even the little bedroom has two airy windows. The living room is conventional with fireplace and bow win- dow as focal points and the practical center hall plan keeps this room free of any kind of traffic to the other areas of the house. Mother will welcome the kitchen layout, with laundry, service and mud room adjoining. This area need not be heated. An extra "big-house" feature is the double garage, with lots of extra storage.

Overall Dimensions: 56'6" x 36'4", including garage.
Square Feet: 960 (excluding service).
Architect: Lester Cohen.
