This is an excellent plan for those with a family who cannot have a large house. Within an area of 1080 square feet, excluding porch and garage, we have a well-proportioned three-bedroom plan. Good balance is a trick which makes modest rooms comfortable in size and appearance.

To open up the living room, 1 x 6 board have been placed from above counter-height to ceiling between the living area and the kitchen. While the depth of the counter provides cabinets opening in both rooms, with the one in the dining area 12 inches deep by 44 inches high and the sink counter 24 inches deep by 36 inches high, this in no way exposes kitchen equipment.

For free passage to the rear door we suggest a drop-leaf table before the kitchen window, to be used when dining only as there is plenty of counter work area. The kitchen provides good cabinets and a stair- way leads to a full basement with a very large activity room, good laundry room and generous furnace and storage space.

For a modest house the closets are good, there being two in each of the larger bedrooms. We also show how twin beds are possible in all rooms.

The porch wall has square divisions, effective in relation to the large front window. These can be left open or can have screen or glass enclosures. The windows throughout are the gliding type except where only the top sections of the front window open. The hip roof is low with a two-foot overhang.

We specify a redwood exterior with battens, although in some locations other woods are more economical. Cedar is a good substitute if a natural wood finish is desirable. The house proper is 36 x 30 feet, the porch and garage adding 22 feet to the width.
